The following items are required when you lodge a DA.
1. Development Application I 2. Statement of Environmental Effects I 3. Required Fees I 4. Plans and Drawings
Your completed DA form must include:
a) The consent of all the registered owners. If a company or firm owns the property, then the stamp or seal of the company or firm is required. The DA may be signed by a person with the authority to do so, if details of this authority are also submitted. If the building is subject to a strata scheme, the seal of the Owners Corporation is required along with the authorised signatures.
b) All relevant details of the proposed development - including, where applicable, existing use, hours of operation, number of staff, details of goods to be made or stored, the number of existing and proposed car spaces and loading facilities.
This Statement should detail the impact the development is expected to have on the environment, adjoining premises and/or the public. Include in the Statement a description of both the existing situation and the proposed situation (that is, after development).
If after consideration, you believe there is minor or no environmental impact, the Statement may be included on the Development Application form.

Your DA should include a cost estimate of relevant fees and charges (PDF Format/243k) In addition, an advertising and/or a notification fee is required for many types of development. For Integrated Development, include a cheque for $250, made payable to the relevant authority.

Four copies of drawings/plans of the proposed development are required. The drawings must be to scale (usually 1:100), suitably numbered, dated and, where possible, folded to A4 size with the title block to the front.
The requirements for the drawings/plans will differ depending on the nature and scale of your proposed development. Use the information below as a guide.
- Site plans should show the scale, street name, house number, site dimensions, setbacks, north point, all the structures on the site, any proposed paving and any use of cut and fill.
- Floor plans should show dimensions, room layout and intended use, location of stairs and levels. (If the proposal is for part of a floor of a building only, the floor plan of the whole floor must be provided.)
- Proposed subdivision, consolidation or boundary adjustment plans should show the pattern of existing subdivision and details of any pre-existing easements.
- Proposed demolition plans should show all existing structures on the site and detail the age and condition of buildings or works to be developed.
- Drainage plans and calculations plus driveway profile (refer to the Stormwater Design Code which can be obtained from Council's Customer Service Centre, 2 Bryant Street, Rockdale).
If applicable:
- Landscaping plan and specifications (refer to the Stormwater Design Code which can be obtained from Council's Customer Service Centre).
- Show levels for new dwellings and first floor additions.
- Include elevations showing proposed external finishes and heights.
- Show proposed parking arrangements, entry and exit points for vehicles, and provision for movement of vehicles within the site.
- Show the location of the development within a building or within a locality - identify the streets and adjoining properties as well as the site.
- Show sections through appropriate areas of the site.
- Colour new work and ensure a clear distinction between alterations and additions.
- Sign applications require plan and elevation details. Include the location, size and width of the sign, height (above ground), materials, colouring, text including size of lettering, graphics, logo and illumination.
